The modification of the Environmental Terms Approval (ΑΕΠΟ) for the existing five-star “RODOS VILLAGE” hotel, owned by Ξενοδοχεία Ελλάδος – Mitsis Company A.E., concerns a series of interventions aimed at upgrading the facilities, improving infrastructure, and aligning with contemporary environmental and legislative requirements. Located in Kiotari, South Rhodes, the hotel is a significant tourist property with a capacity of 814 beds across 407 rooms.
One of the key changes involves the adjustment of the project’s land boundaries following the exchange of certain cadastral plots at Asklipieio. As a result, the total land area has slightly increased from 70,334.67 m² to 70,641.16 m², while the title-deeded area remains at 66,031 m². Additionally, the floodplain zone within the site has been significantly reduced, from 3,100 m² to 1,615.51 m², positively affecting space management. Forested area data has also been updated according to the published forestry map.
Significant new construction interventions are planned for the complex. These include the addition of 29 new swimming pools, totaling 2,514 m² and increasing the overall pool area to 3,878 m². The existing amphitheater will be demolished and rebuilt in a new location in the northern section of the property, and a dedicated Play Zone will be created in the northeast area. New sports and wellness facilities are also planned, including yoga and fitness spaces and a multi-sport court.
Infrastructure upgrades will involve changes in the use of existing buildings, such as converting the amphitheater into a gym, adding locker rooms and hygiene facilities for guests, and repurposing storage areas. Renovations will be carried out across multiple facilities, including the kids’ club, dining areas, and accommodation buildings. Special emphasis will be placed on accessibility, with the installation of elevators and ramps for people with disabilities.
The modification also includes infrastructure works, such as a traffic connection to the provincial road, and interventions for water and waste management. Treated wastewater will be reused for subsurface irrigation of green spaces covering over 22,000 m², contributing to sustainable water resource management.
Finally, the revised ΑΕΠΟ fully complies with modern national and European legislation regarding environmental protection, waste management, emission reduction, and climate risk mitigation. The approval’s validity has been extended to 15 years from its original issuance, ensuring the continued operation and development of the hotel in accordance with contemporary environmental standards.
