Landmark property of EFKA in central Piraeus put to tender

A public auction tender with submission of sealed bids for the utilisation of its property located opposite the ISAP station in Piraeus has been launched by EFKA.

The tender concerns the long-term lease of the property, as well as the implementation of an investment redevelopment programme aimed at converting it into a hotel unit of at least 3-star category.

The lease duration is set at 30 years, with an option for extension of an additional 10 years, subject to mutual agreement between the parties.

The minimum starting monthly rent has been set at €12,000, while a rent-free period is provided for the first two lease years.

The property is located at 4 Kasimati Street, in a highly central location of the city, directly opposite the ISAP station in Piraeus.

The asset is a standalone multi-storey commercial building, constructed under a building permit issued in 1972. According to the tender documents, it has a total surface area of 1,504.56 sq.m. and extends across a basement, ground floor, mezzanine, seven standard floors, a setback floor, and a rooftop level. The plot on which it is located has a surface area of 191.70 sq.m.

Currently, the building is used for retail purposes on the ground floor and mezzanine, while the remaining floors are used as office space.

The minimum investment amount has been set at €3 million. This includes reconstruction works, required studies, permits, and supervision services. However, it does not include movable equipment for the future hotel unit, such as furniture, decorative items, electrical appliances, and other operational equipment.

The deadline for submission of bids is Friday, 10 July 2026.
