Trastor acquires three Ethniki Asfalistiki properties

The three multi-storey buildings owned by Ethniki Asfalistiki , with a total value of approximately €38.6 million, are set to pass into the portfolio of Trastor REIC, following the approval by the company’s Board of Directors for the signing of the relevant agreements.

The approval process, as well as the disclosure of the independent valuation reports on which the transaction values were based, is mandatory, given that the properties are currently owned by Ethniki Asfalistiki, a wholly owned subsidiary of Piraeus Bank. Since Piraeus Bank is also the principal shareholder of Trastor REIC, holding a stake of 83.92%, the transactions are classified as related-party transactions.

Specifically, the following assets are being added to the REIC’s portfolio:

  • A multi-storey office building located at 8 Karagiorgi Servias Street, in Syntagma Square, acquired for €26 million.
    The property has a total gross built area of 6,469.38 sq.m., of which 5,545.08 sq.m. relate to above-ground space and 924.30 sq.m. to basement areas. The original building was constructed in the early 1960s under building permits issued during that period. In 2025, Ethniki Insurance obtained a new building permit providing for the complete redevelopment of the property. The building is currently undergoing extensive reconstruction works. Upon completion, it is expected to meet high technical and environmental standards, targeting energy class A/A+ and LEED Gold and WELL certifications.
  • An eight-storey mixed-use building at 58 Athinas Street, near Omonia Square, with a total area of 3,722.96 sq.m., acquired for €5.35 million.
    The property comprises a basement, ground floor, mezzanine, eight upper floors, and a rooftop level. It was constructed in 1976 according to the standard specifications of the era and features aluminium window frames with single glazing. Of the total area, 3,111.82 sq.m. correspond to primary-use spaces, including retail units on the ground floor and office spaces from the first to the eighth floor. The building is leased to EYDAP, with a current monthly rent of €38,773.13 and a remaining lease term of 7.5 years.
  • Finally, an eight-storey building dating from 1967, located at Kotzia Square at 1 Apellou Street, 5 Lykourgou Street and 6 Eupolidos Street, with a total area of 5,080.99 sq.m., acquired for €7.295 million.
    Of this total, 4,254.63 sq.m. correspond to above-ground areas and 826.36 sq.m. to basement spaces. Until recently, the property housed office operations of Hellenic Post, while the building has remained vacant since December 2025. Trastor REIC plans to undertake extensive renovation works amounting to €9 million, aiming to convert the asset into a modern office building with LEED environmental certification.

The transaction represents a further step in the restructuring and optimisation of real estate assets within the broader Piraeus Bank group, highlighting the strategic importance of asset management and repositioning in the Greek real estate market.
