Sentinel Real Estate to acquire Hearthstone Investments

The deal comes just months after Sentinel officially entered the UK market in January 2026 and marks another step in the expansion of its UK operations. The Hearthstone team will become part of Sentinel’s global operations.

The acquisition combines Sentinel’s international expertise in residential real estate investment and operations with Hearthstone’s local market knowledge, institutional relationships and portfolio across the UK.

“Expanding into the UK was a natural extension of the platform we have successfully built in the US and Australia,” said Michael Streicker, President and CEO of Sentinel. He noted that the acquisition adds a complementary business in the UK residential market, while the Hearthstone team brings a proven track record in raising, managing and investing large-scale capital.

Portfolio Worth More Than £400 Million

Hearthstone was founded in 2009 and was among the early investors in the affordable private rented housing sector in the UK. In 2012, it launched its first residential investment fund and has since raised and invested capital on behalf of UK local government pension schemes and other institutional investors.

Hearthstone’s portfolio comprises more than 1,800 homes across England, Scotland and Wales, with total assets under management of more than £400 million. The portfolio primarily consists of modern homes and apartments located in areas with access to transport links, retail and other amenities, schools and green spaces.

Accelerating Growth

Sentinel expects the acquisition to enable it to accelerate its expansion in the UK market rather than relying solely on organic growth.

“We have strong conviction in the UK rental housing market and were prepared to build our business organically,” said Ben Sanderson, Sentinel’s Managing Director for the UK. He noted that the acquisition provides an opportunity to accelerate growth through an experienced professional team and a significant existing portfolio.

With the integration of Hearthstone, Sentinel will also gain a local operational base that will become part of an international, vertically integrated residential real estate investment platform.

Sentinel has in-house capabilities spanning acquisitions, property management and asset operations.
