Specifically, the Blue Owl Real Estate European Net Lease Fund (OREF Europe) focuses on the acquisition and long-term ownership of single-tenant net lease properties and infrastructure assets considered critical to the operations of large, highly creditworthy companies.
The strategy primarily targets industrial and logistics properties, data centres, essential retail facilities, healthcare assets, life sciences facilities, cold storage warehouses, and corporate headquarters.
Marc Zahr, Co-President and Head of Real Assets at Blue Owl, stated that Europe represents the “next major growth opportunity” for institutional-grade sale-and-leaseback transactions. He noted that the company is bringing to the European market the model it has successfully implemented in the United States, estimating that European companies hold approximately €13.4 trillion in real estate assets that could be monetized through sale-and-leaseback transactions, unlocking capital for investment in their core operations.
Focus on Industrial, Logistics and Data Centre Assets
Blue Owl believes that the European net lease market remains underserved, creating significant investment opportunities, particularly in single-tenant properties used for critical business operations.
OREF Europe has already established a significant investment pipeline across the United Kingdom and continental Europe, with transactions spanning multiple sectors and geographic markets.
International Institutional Investor Demand
The fund attracted capital from a broad range of institutional investors, including public and private pension funds, insurance companies, sovereign wealth funds, asset managers, universities, and family offices from the United States, Europe, Asia-Pacific, and the Middle East.
Strong Growth of the Real Assets Platform
Blue Owl currently manages a total of $319 billion in assets under management (AUM) across its Credit, Real Assets, and GP Strategic Capital platforms.
The Real Assets platform, established in 2021, has raised $8.48 billion during 2026 alone through 30 June, investing in real estate and infrastructure assets across North America and Europe.
At the same time, the company continues to expand its global presence in alternative investments. Blue Owl was recognized at the PERE Awards 2025 as Global Net Lease Investor of the Year, Global Data Center Investor of the Year, and Global Retail Investor of the Year, while ranking second in the PERE 100 2026 list of the world’s largest real estate investment managers.
