Following completion of the required regulatory process, the Fund and LGT Capital Partners will jointly acquire a 49% stake in PRODEA’s logistics platform for a total consideration of approximately €31 million.
The new platform combines existing income-generating properties with a significant portfolio of development projects, strategically located within the key logistics hubs of Attica and the wider Athens metropolitan area.
The three partners aim to further expand the portfolio through new investments and create a portfolio with a Gross Development Value (GDV) exceeding €500 million, comprising approximately 130,000 sq m of leased space and a development pipeline of 140,000 sq m.
The platform’s existing portfolio comprises approximately 130,000 sq m of modern, high-specification logistics facilities, all of which are fully leased. The tenant base is diversified, providing stable cash flows and a strong presence in the Greek logistics market.
At the same time, the development pipeline exceeds 140,000 sq m, with the projects expected to be delivered progressively through the end of 2027.
Particular emphasis is also being placed on sustainability. More than 70% of the space currently under development is being designed to meet the requirements for LEED Gold certification, while all properties will incorporate high sustainability standards.
Logistics at the Centre of the Strategy
The agreement comes at a time when Greece’s logistics sector is attracting increased investment interest, supported by the country’s geographical position as a hub connecting Europe, Asia and Africa.
The limited supply of modern, high-specification warehouse facilities has strengthened demand, resulting in rental growth and yield compression in recent years.
Despite this trend, the Greek market continues to offer a yield premium compared with more mature Western European markets. The combination of limited supply, growing demand and favourable investment prospects is creating the conditions for further growth in the sector.
PRODEA to Retain Management Responsibility
PRODEA Investments will continue to be responsible for the development management and portfolio management of the platform, leveraging the expertise and experience of its team.
The entry of Invel Eudora Fund 2 and LGT Capital Partners strengthens the platform’s institutional investor base, while the partnership between the three parties is aimed at capitalising on the existing development pipeline and pursuing new investments in the Greek logistics market.
Under the planned strategy, the new platform will start with a portfolio of existing and development-stage properties and, through further investments, will seek to exceed €500 million in total Gross Development Value, further strengthening the presence of all three partners in the Greek logistics market.
