Clarion Partners Europe expands portfolio with new logistics center in France

Clarion Partners Europe acquires Mountpark Chartres 2, a 35,583 sq.m. modern distribution center in Illiers-Combray, Centre-Val de Loire.

Clarion Partners Europe has acquired Mountpark Chartres 2, a modern distribution center covering 35,583 sq.m. in Illiers-Combray, in the Centre-Val de Loire region.

The property was acquired from Affinius Capital, in partnership with its subsidiary Mountpark. This Grade-A industrial facility, completed in 2023, is leased under a 9-year contract to a leading toy manufacturer, with operational management provided by FM Logistic. Upon completion, the building received BREEAM Excellent certification, EPC A energy rating, and BiodiverCity recognition, enhancing the sustainability profile of the investment.

The facility includes a roof-mounted photovoltaic system, providing on-site green energy generation. This aligns with Clarion Partners Europe’s strategy of investing in high-specification logistics assets with strong ESG criteria.

Strategically located on the A11 motorway, approximately 100 km from Paris, the site sits at the intersection of the Atlantic Corridor and the Dorsale, France’s main north–south axis.

The broader Mountpark Chartres project is also notable: construction of Mountpark Chartres 1, a 118,500 sq.m. fulfillment center for Amazon, is already underway and scheduled for completion later this year. Additionally, the final plot, Mountpark Chartres 3, offers flexible development opportunities ranging from 24,000 to 113,835 sq.m., with construction timelines of 12–15 months, in a market where availability remains limited and high-quality, sustainable logistics assets command strong valuations.
