Housing size patterns across Attica

The historical, social, and urban characteristics of each area are reflected in dwelling sizes across the metropolitan region of Athens, serving as an indicator of the city’s geographical and economic “identity” and of the varying patterns of development and demand across its zones.

According to data published by ReDataset (Resolute Cepal Greece), housing supply across the metropolitan area of Athens is far from homogeneous, showing significant differences between the city centre, the northern and southern suburbs, western Athens, and the wider Piraeus area. These variations reflect the distinct social and urban planning conditions of each part of the metropolitan region.

In central Athens, small and medium-sized dwellings clearly dominate. Around 64% of properties listed for sale have a floor area of less than 80 square metres, a pattern closely linked to the dense urban fabric and the prevalence of older apartment buildings. Large and very large homes are far less common, rarely exceeding 20% in many neighbourhoods, reflecting the building morphology of the historic city centre.

In the northern suburbs, by contrast, large dwellings dominate the market. Properties exceeding 120 square metres account for the majority of listings, while in some municipalities very large homes represent as much as 50% to 74% of the total supply. This pattern is associated both with lower building density and with the higher income profile of these areas, where detached houses and spacious residences are more common.

The southern suburbs present a more differentiated picture. Areas such as Glyfada, Alimos, and Elliniko show a stronger presence of large homes, with about 47% of available properties exceeding 120 square metres. Their coastal location, combined with strong demand from higher-income buyers, supports the development of larger and often more modern residences.

In western Athens, medium-sized homes predominate. Approximately 54% of properties listed for sale range between 80 and 120 square metres, reflecting a more balanced pattern of residential development and moderate building density. A similar pattern is observed in the municipalities around Piraeus, where homes of this size account for nearly half of total supply, while very large properties remain relatively limited, representing only 8% to 12%.
