Karatzis Group invests €240M in new data center in Orchomenos

Karatzis Group is advancing one of the largest digital infrastructure projects in Boeotia, developing a Data Management Center (Data Center) in Kastrou, within the Municipality of Orchomenos.

The project spans 342,466.17 m² and will comprise seven state-of-the-art industrial buildings, identical in design. Each building will occupy 14,717 m², with a total built-up area of 19,267.48 m², creating a large-scale, high-performance technology complex

The project concerns the construction and operation of a Data Management Center (Data Center) by Karatzis Group, consisting of seven (7) industrial buildings on a plot of 342,466.17 m² in the settlement of Kastrou, Municipality of Orchomenos, Boeotia.

Each Data Center building will include three primary functional units:

  1. A materials reception and storage area with all necessary support facilities.
  2. Employee reception areas and administrative offices.
  3. The main mechanical core, housing the Data Halls and critical electromechanical equipment.

The energy scale of the project is significant. Each building will have an installed electromechanical capacity of 33.29 MW, while the nominal IT load for the Data Halls will be 28.2 MWIT. This results in a total building load of 61.49 MW, with the combined capacity of all seven units reaching 430.43 MW.

Each building covers 14,717 m², with a total built area of 19,267.48 m² and a volume of 166,078.38 m³. All units are directly interconnected to ensure operational efficiency and seamless integration of support systems.

The Data Center is planned outside the approved urban plan, fronting the service road of the PATHE (E75) motorway at the “Ampelia” site. The nearest settlement, Kastro, is located approximately 1.9 km south of the site.

Project design began in 2025 with a site selection study to identify the most suitable location. The investment is accompanied by an Environmental Impact Study and is part of the broader strategy to strengthen Greece’s digital infrastructure.

The total estimated budget for the project is approximately €240 million. Financing is expected to come from a combination of equity, bank loans, grants, and potential co-funding from European or national resources. The budget may vary depending on project timing and prevailing equipment market prices.

The project will be implemented in three stages, with each building expected to reach completion within 18 months:

  • Stage 1 (8 months): Excavation, foundation works, and site preparation.
  • Stage 2 (8 months): Construction of the buildings and installation of supporting infrastructure.
  • Stage 3 (2 months): Installation of electromechanical and IT equipment, integration of systems, and trial operations to ensure full operational readiness.

This phased approach ensures that each unit achieves full functionality safely and efficiently, aligning with modern standards for large-scale digital infrastructure projects.
