Parking and storage can add up to 90% to property values in Attica

The presence of a parking space and storage area can significantly increase the value of an apartment or maisonette; however, the size of this added value varies considerably from one area to another and is not necessarily linked to the overall level of property prices.

According to ReDataset, this conclusion is based on an analysis of residential property listings in Attica for 2026, comparing apartments and maisonettes without parking spaces or storage areas with properties offering only a storage unit, only a parking space, or both amenities. The added value attributed to parking and storage ranges from 27% to 90%, meaning that the difference between the highest and lowest cases exceeds 60 percentage points.

As the company’s data clearly indicate, the largest relative increases are not found in Attica’s most expensive areas, but rather in municipalities where available parking spaces are more limited.

More specifically, in the central Athens area, the additional value attributed to parking and storage varies significantly between municipalities, without showing a clear correlation with the existing price levels of each location. The highest premium is recorded in Ilioupoli, where a property with both parking and storage is valued up to 90% higher than a comparable property without these two features.

The data show that in the Municipality of Athens, the average price increases from approximately €2,470 per sq m to €4,100 per sq m when a property includes both parking and storage, representing an increase of around 66%.

In the Northern Suburbs, most areas record a significant premium for properties with parking and storage, with only one case deviating noticeably from the broader market trend by showing a substantially smaller difference compared with neighboring municipalities.

Although the Northern Suburbs are generally characterized by high premiums, Kifisia records the smallest difference, at just 27%, suggesting that these features are already largely reflected in property values or are more common characteristics of the available housing stock.

In the Piraeus area, municipalities with lower average residential property prices show a larger percentage increase in the value of properties offering parking and storage compared with more expensive areas within the same geographic zone. The Keratsini–Drapetsona area records the highest relative increase, at approximately 78%, while the more expensive areas of Piraeus show a lower premium.

A similar pattern is observed in the Southern Suburbs, where three municipalities with different price levels record almost identical premiums, while the most expensive municipality in the area shows the smallest valuation difference.

Despite significant variations in residential property values, Agios Dimitrios, Alimos, and Kallithea record almost the same premium, at approximately 69%, indicating that the impact of parking and storage is independent of the overall price level of the market.

In contrast, in the Western Suburbs, the impact of these two features on sale prices appears particularly consistent, with most areas recording similar levels. Unlike other geographic zones, differences between municipalities in the Western Suburbs remain limited. The highest premium is recorded in Peristeri and Petroupoli, reaching 79%, while overall variations between municipalities are relatively small.

Analysts conclude that the additional value generated by parking and storage does not depend solely on whether an area is considered expensive or more affordable. Instead, it is shaped by the specific characteristics of each local market, resulting in significant variations even between neighboring municipalities.
