By the end of 2025, Premia manages 75 properties with a total gross leasable area of 576,000 square meters. The total value of its investments amounts to €692.4 million, representing a 39% increase compared to 2024. The Company maintains adequate portfolio diversification and strong performance metrics, with a gross yield on income-producing properties of 7.1% and a weighted average unexpired lease term (WAULT) of 10.5 years.
The investment programme was implemented intensively, with new acquisitions including the Semeli winery and its vineyards, retail and office properties in Athens and Thessaloniki, a school complex in Artemida, and two buildings to be converted into student residences in Larissa and Xanthi. In the fourth quarter, three additional properties were added in Athens (Kaisariani), Volos and Rhodes. A significant milestone was the first investment outside Greece, with the acquisition of a hotel unit in the Canary Islands and two hotels in Kos, completed in early 2026. At the same time, five properties were divested, generating a total profit of €1.1 million.
Strong financial structure
The Group’s equity amounted to €279.3 million, net debt stood at €396.9 million, and total assets reached €736.8 million. The capital structure was further strengthened through the successful €40 million share capital increase completed in July 2025. In parallel, the Company’s credit rating was upgraded to AA by ICAP CRIF, placing it in the very low credit risk category.
The average cost of borrowing was 3.3%, with a weighted average maturity of 6.9 years. 56% of total debt is at fixed interest rates, including a publicly listed bond, fixed-rate loans, hedging derivatives, and loans under the Recovery and Resilience Facility (RRF).
Significant revenue growth
Premia recorded a 68% increase in revenue and a 71% rise in operating profitability (Adjusted EBITDA) on a consolidated basis compared to 2024. Profit after tax increased by 11%, driven by improved operating performance and higher fair value gains on investment property.
