The redevelopment of the former Pitsos industrial site in Rentis represents one of the most significant urban regeneration investments in the greater Piraeus area. The relevant department of the Ministry of Environment and Energy has approved the process to change the site’s usage and to reconfigure the existing buildings of the former factory, paving the way for the creation of a modern commercial and multifunctional center. The investment, estimated to exceed €200 million, is expected to transform the old industrial area into a dynamic hub for retail, leisure, and services.
To implement the project, the company “Pitsos Real Estate Management Single-Member S.A.” has been established, which is part of the Sklavenitis group. The company’s objective is to develop the property acquired from BSH, which housed the historic Pitsos factory, along with other assets of the group. The new commercial complex will be developed on a total area of approximately 71,545 square meters in the Elaionas area of the Municipality of Nikaia – Agios Ioannis Rentis. Of this, the main plot containing the industrial building covers around 51,845 square meters, while two adjacent plots will be used for parking facilities.
The new commercial center will have a total floor area of approximately 46,744 square meters, spread across multiple levels. The ground floor will primarily house a large supermarket, along with dining and leisure areas. Between these two main uses, a bright atrium will serve as a central gathering and circulation space for visitors. The first floor will accommodate the complex’s administrative offices, a children’s play area, and auxiliary spaces supporting the ground-floor retail units. The second floor will feature multifunctional halls capable of hosting events, meetings, and other activities. An upper level will include a dining area with views and a roof garden.
Special attention has been given to the functionality of the complex, particularly regarding parking. A total of 788 spaces are planned for employees and visitors, approximately 5% of which will be specifically adapted for persons with disabilities. Of these, 234 spaces are designated for staff and 554 for the public. Strict ventilation measures will be implemented in the enclosed parking areas to ensure adequate air circulation and prevent the accumulation of exhaust gases or other harmful emissions.
The project is already in an advanced design stage, and the public consultation phase has been completed. The permitting process is expected to be gradually finalized during 2026, with construction works scheduled for completion by the end of 2027. According to Sklavenitis, the new store is projected to become the group’s busiest in Greece, serving approximately 3,750 to 5,250 customers daily, with numbers rising to around 7,500 on Saturdays.
Part of the building has been designated as a modern monument, requiring the preservation of key architectural elements, including the double row of six parabolic roof vaults and the historic “PITSOS” inscription. Additionally, a dedicated museum space will be created to commemorate the history of the industry and the complex.
