Hellenic Cadastre seeks new central Athens offices through major tender process

Office space for the central services of the Hellenic Cadastre. The Hellenic Cadastre is seeking an office building to house its central services.

The organization proceeded last week with the announcement of a relevant tender, according to which the property must provide 7,000 to 8,000 square meters of office space, as well as at least 500 square meters for storage and archival use. It must be located within the Regional Units of Central, Northern, Southern, and Western Athens, with direct access to public transport and specifically within 800 meters of a metro station. It is also required to have frontage on a main road within the city’s transport network.

The spaces will be configured for 500 workstations and at least 100 parking spaces, of which 5% must be accessible for persons with disabilities, and five spaces must be equipped for electric vehicle charging.

The selection will be based on the total monthly rent, which may not exceed €187,000 or €22 per square meter, with a lease duration of 12 years. Any deviation of up to 5% in area or capacity will be considered acceptable only if operational adequacy is ensured.

The property must feature unified and flexible office layouts without fragmentation, with the ability to adapt to modern open-plan working requirements. It must also include full electromechanical infrastructure, as well as a functional circulation layout with separate flows for employees and visitors.

In terms of usage, the administrative structure includes offices for the Chairman and the General Director with supporting secretarial staff, offices for Deputy General Directors, a Board of Directors meeting room for 25–30 people, as well as up to 340 open-plan workstations and approximately 50 managerial positions. Additionally, 15 meeting rooms and supporting catering and staff service areas are foreseen.

The building may be developed across multiple floors, provided there is functional continuity and full accessibility via elevators and staircases, while the ground floor will include a reception area and concierge desk with a staffed workstation.

Particular emphasis is placed on environmental and energy performance, with a requirement for at least energy class B+ and sustainability certifications such as LEED, BREEAM, or WELL. A complete structured cabling system is also required, with provision for two voice-data points per workstation.

The lessor will be responsible for preparing the architectural and technical studies, as well as all construction works, delivering the property ready for use within six months of signing the contract.

The procedure will be conducted through an open tender, with a submission deadline of 30 July 2026.
