Lydakis & Synatsakis S.A. is proceeding with the development of a new five-star hotel unit in Malia, following the issuance of the Environmental Approval Decision for the project, which will be developed at the “Kouki” location in the Municipality of Hersonissos.

The investment concerns the development of a modern hotel complex with a capacity of 295 beds, to be built on a plot of land with a total area of 33,979.44 sq.m. (approximately 34 stremmas), located approximately 400 metres from the sea. The property is situated in an area designated for “Tourism – Recreation” use, outside the city planning zone, and is not subject to the provisions of forestry legislation.

The new hotel will combine the utilisation of existing infrastructure with new construction. Specifically, the project includes the completion of an unfinished building that was constructed under a previous building permit and has the capacity to accommodate 118 beds, as well as the development of new accommodation buildings providing an additional 177 beds, creating a unified high-standard hotel complex.

The investment plan includes single-storey and two-storey accommodation buildings, luxury villas and maisonettes, several of which will feature private swimming pools, targeting the luxury tourism market. In addition, a separate reception building will be constructed, including a lobby, waiting areas and administrative facilities. A two-storey building is also planned to house the main restaurant and bar, retail shops, a wellness centre (spa), and two themed restaurants.

The shared facilities will include two large swimming pools, three water features, sports facilities with two tennis courts, as well as organised parking areas for guests and staff.

Particular emphasis is also placed on the landscaping of the surrounding area. According to the study, approximately 5,500 sq.m. of landscaped areas will be created using Mediterranean plant species, such as olive trees, laurels, lavender and aromatic plants, with the aim of integrating the complex into the natural landscape and reducing irrigation requirements.

The total building footprint will amount to 5,549.27 sq.m., while the total built-up area will reach 6,654.82 sq.m., creating a comprehensive high-end tourism resort.
