Maslow Capital is providing financing to Tikehau Capital and Dunman Capital for a real estate development project in Berlin, supporting the acquisition and conversion of a vacant hotel into a complex comprising approximately 250 serviced apartments.

The project is located at Wielandstraße 8 in the Charlottenburg district and forms part of a strategy to reposition existing properties through changes of use and the optimisation of their development potential. The financing is being provided by Maslow Capital’s local German team and covers the requirements of the overall investment plan.

Expansion of Floor Area to 7,300 sq.m.

The conversion of the former hotel will increase the gross floor area from approximately 3,800 sq.m. to around 7,300 sq.m., creating approximately 250 serviced apartments. Communal facilities are planned for the ground floor and basement, including a bar, kitchen, breakfast area and fitness facilities. The new concept aims to provide furnished apartments complemented by additional services and shared amenities.

The property’s location is one of the investment’s key advantages, as it is within walking distance of Savignyplatz and Kurfürstendamm, in one of Berlin’s established commercial and urban districts.

Maslow Capital’s Strategy in the German Market

Léo Béchet, Director and Head of Origination for Germany at Maslow Capital, noted that the transaction brings together experienced, well-capitalised investors, a clearly defined asset repositioning strategy and an established location.

He added that the transaction highlights the importance of fast and reliable financing, particularly for complex property development and change-of-use projects. He also emphasised that Germany is experiencing strong demand for flexible financing solutions tailored to the requirements of individual investments.

Maslow Capital significantly strengthened its presence in the German market during the summer of 2026 by appointing two senior professionals to its origination team: Léo Béchet as Head of Origination and Marc Dahmen as Director of Origination.

These appointments were complemented by additional recruitment within transaction management, enhancing the company’s capacity to structure and execute financing arrangements for projects in Germany with local support.

With a European presence and a centralised credit and capital platform, Maslow Capital provides real estate development financing, short-term bridge loans and bespoke financing solutions. The new transaction in Charlottenburg forms part of the company’s broader expansion in the German real estate market.
