In 2025, Greece is once again at the center of global investment attention. According to data from real estate and migration consultancies, 17,254 Golden Visas were issued between January and July 2025 — a 31.4% increase compared to the beginning of the year.

The strongest demand came from Turkey, China, and Israel, highlighting Greece’s role as a key gateway for investors seeking EU residency.

Despite a policy shift in September 2024, which raised the minimum property investment to €800,000 in Athens, Thessaloniki, and in high-population islands (and to €400,000 elsewhere), investor interest remains robust.

In 2024 alone, 9,289 applications were submitted under Greece’s Golden Visa program, totaling over €2.32 billion in real estate investments.

Foreign real estate investment is also playing a vital role in Greece’s broader economic recovery. According to the Bank of Greece’s 2024 annual report, net receipts from property purchases by non-residents reached €2.75 billion, up from €2.13 billion in 2023.

Meanwhile, residential property prices in Greece rose sharply through 2024: quarterly growth rates ranged from 10.8% in Q1 to 6.6% in Q4.

These strong indicators suggest that, even with higher investment thresholds, Greece remains a competitive and attractive destination for cross-border capital. Some analysts, however, note early signs of saturation: April 2025 saw a 28.5% drop in applications compared to April 2024, possibly due to the new stricter investment rules.
