The Xenia of Andros, also known as “Triton,” which operated until 1999, is one of the most significant works of Aris Konstantinidis and the first hotel he designed for the Hellenic Tourism Organization in 1958. The building is a landmark of post-war modernism in Greece, characterized by clean lines, strict functionality, and a deep respect for the landscape, without imitating traditional architectural styles. Since 2011, it has been recognized as a modern monument by the Ministry of Culture and forms an integral part of the country’s contemporary cultural heritage.
The annual lease has been set at €5,000 and will commence from the third year of the lease. It will be adjusted annually based on inflation, plus an additional percentage point, with a minimum increase of 2%. In addition, a security deposit equal to one year’s rent is required, which will adjust proportionally with the rent.

The lease covers a plot of approximately 3,400 square meters, on which the Xenia “Triton” building stands, with a total area of roughly 2,740 square meters, including a basement, ground floor, and two upper floors. The property is delivered to the Municipality in its current condition and may be used for any lawful purpose permitted under urban planning legislation.
The Municipality of Andros assumes full responsibility for addressing the building’s structural hazards within two years of signing the contract, as well as for preparing the necessary studies, obtaining permits, and carrying out all renovation works at its own expense. Extensions of these deadlines are allowed only in cases of force majeure. Finally, the Municipality is authorized to sublease or assign the property to a third party, in accordance with the terms of the lease and applicable law.
