The intervention area extends around the new Panathinaikos stadium currently under construction in Votanikos and encompasses part of the Elaionas district, spanning four municipalities. The international competition will serve as the foundation for the area’s urban planning and development strategy, to be followed by consultations with local authorities and other relevant stakeholders.
Among the key interventions under consideration are the relocation of transport and logistics companies from Votanikos to Fyli, as well as the transfer of the intercity KTEL bus terminal to a site with direct access to the Metro. This proposal has re-emerged as part of the broader urban regeneration initiative.
New Sports and Commercial Developments
Alongside the construction of the new stadium, work is also progressing on the new facilities for the Panathinaikos Amateur Athletic Club. These will include an indoor sports arena, a training centre, and an Olympic-size outdoor swimming pool. Their completion is likewise scheduled for the summer of 2027.
The wider area is also set to accommodate the Votanikos Business Park, to be developed on the site of the former Athinaiki Chartopoiia paper mill. The project, undertaken by DIMAND, предусматривает the creation of a mixed-use complex with a total gross floor area of approximately 63,000 square metres, comprising office space, retail and supporting facilities, as well as extensive landscaped green areas. Completion is expected in the second half of 2028.
The international architectural competition represents the first stage of the overall process. The proposals submitted are expected to form the basis for the final regeneration masterplan and to facilitate the attraction of new public and private investment to the area.
