Study by Professors Antonis Rovolis and Anastasios Karagiannis of Panteion University provides a detailed picture of this transformation. Athens is increasingly becoming a city of two speeds. Along the Kifisias–Mesogeion corridor, in the city center, on Syngrou Avenue, and across the coastal front, investment capital, businesses, and new developments continue to concentrate. At the same time, however, thousands of commercial properties remain aging, undersized, and ill-suited to the demands of the modern economy.
