Property owners are shifting away from short term rentals

The Covid-19 pandemic in 2020 has dealt another blow to the short-term rentals industry, with the restrictive measures taken by governments around the world affecting travel and tourism in general. This downward trend seems to continue in 2021 according to the AirDNA latest data. The reduction of registered properties in the short-term rental platform Airbnb reaches 39.95% with the total registered properties numbering 4,996 when in 2019 the same time period was 7,684.

 Property registrations in the aforementioned platform have plunged in "top areas" of Athens and in particular, Kolonaki the drop recorded was 46.08%. That reflects that from 332 registered properties in June 2019 now there are 179 left online.

Meanwhile in Pagrati from 411 in 2019 there were 202 left online (-50.85%). According to the data, in fact, an impressive drop that reaches even 70% per case is recorded in secondary areas which showed great mobility in the past such as Nea Kypseli, Gouva and Rizoupoli.

According to Mr. Themistoklis Bakas, President of the Panhellenic Network of E-Real Estates "it worth noting that the properties listed in short term rental platforms are mainly suitable for students and young couples, spanning from 30sqm to 60sqm. Their majority are not properties that meet the housing standards for a larger family. In other words, they target a limited audience given the current market data as those are adjusted due to the pandemic ".

Asking prices for properties that are again anailable for long-term rentals remain at high levels and in many cases especially in areas such as Mets, Koukaki, Acropolis and Zappeion reach 17 € per sqm, while in Pagrati, Ampelokipi and Metaxourgio range from 10 € per sqm up to 12 € per sqm. It is worth mentioning that unlike in the past, many landlords have now adopted the 3-year lease.
