The Perigiali district, one of the last areas to be incorporated into the urban plan of the Municipality of Kavala, is now emerging as a promising residential zone, though construction activity remains relatively limited. For the past forty years, the area was regarded as somewhat degraded despite its beautiful and extensive coastal front, historically hosting numerous small industries, manufacturing facilities, and military camps.
A major new investment project, already underway with the full support of the Municipality of Kavala and the Regional Unit of Kavala, marks one of the largest urban redevelopment initiatives in the region. It is expected to have a significant impact on the local economy, creating over 700 jobs, boosting the real estate market, and establishing a new investment landscape with international appeal.
As outlined during a press conference, the full implementation of the project is scheduled over a four-year period, with the first phase to be completed in 2025. According to the management of the Kourtidis Group, which is spearheading the development, the total investment amounts to €150 million.
Spread across an area of over 50,000 square meters, the project will feature seven modern residential complexes comprising 456 new homes. These are designed to offer not only comfort but a new lifestyle philosophy centered around community, nature, and innovation. The name Nea Polis ("New City") reflects the project's vision of renewal and creating a vibrant urban space that emphasizes shared values and sustainable living.
During the press conference, Thodoros Markopoulos, Deputy Regional Governor of Kavala, emphasized the transformation that the upcoming infrastructure will bring to the area. He stated that the Region of Eastern Macedonia and Thrace (AMTH) is committed to investing significant funds to revitalize this long-neglected neighborhood.
Alexandros Goulas, Deputy Mayor for Public Works of Kavala, expressed the municipality’s willingness to collaborate closely with the Kourtidis Group to ensure that the local community reaps the benefits of the development. He presented the municipality’s infrastructure and redevelopment plans that are expected to commence in the near future.
Architects Kostas Poulopoulos, Christos Kleitou, and Ioannis Babis shared the design inspirations behind the master plan, focusing on integrating functionality, aesthetics, and community well-being.
Nikos Kourtidis, President of the Kourtidis Group, stated during the event:
“This investment is the realization of a vision for how people should live—today and in the future—with quality, harmony, and respect for both the environment and the community. Our goal is to create a place that inspires, offers opportunities, and is beloved by its people.”
Konstantina Dimitrova, Vice President of the Kourtidis Group, added:
“This project was born out of the need to breathe new life into an area with enormous potential. We’re building a new city based on core values: sustainability, functionality, aesthetics, and social coexistence. We’re not just designing homes—we’re designing a new way of life.
