4 consortiums interested for the development in Gkonou Military Base in Thessaloniki

The preferred investor will be responsible for the financing, design, licensing, development, construction, operation, maintenance, and exploitation of the Business Park on the former Gkonou Military Base.

Four business consortiums express interest in the competition for the development of a Business Park on the former Gkono Military Base in Thessaloniki, according to GAIAOSE.

The following entities have expressed interest in the project (listed alphabetically):

  1. Goldair Cargo - Aktor Group of Companies Consortium.
  2. TRADE LOGISTICS AEBE - INTERKAT S.A. Consortium.
  3. NOVAL PROPERTY S.A. (Real Estate Investment Company).
  4. Thessaloniki Port Authority S.A.

Phase A of the tender process will be concluded with the evaluation of the submitted expressions of interest and the pre-selection of the candidates who will proceed to Phase B, which includes the competitive dialogue procedure and the submission of Binding Offers.

The preferred investor will be responsible for the financing, design, licensing, development, construction, operation, maintenance, and exploitation of the Business Park on the former Gkonou Military Base, covering a total area of 672,000 square meters, for a minimum period of 30 years. The exact duration of the concession, as well as any potential extension, will be determined upon completion of the competitive dialogue process.

GAIAOSE, as the beneficiary of the project, entrusted the Strategic Contracts Unit (Project Preparation Facility - PPF) of the Hellenic Republic Asset Development Fund (HRADF) with conducting the tender. The unit initiated the tender process after completing the necessary preliminary actions to prepare the property for concession to the selected investment consortium.

With the development of the property on the former Gkono military base, Northern Greece will gain a modern business park that will enhance the intermodal transport sector, providing significant benefits for the local community and the national economy.

The CEO of GAIAOSE, Panagiotis Balomenos, stated: “Today, one of the most important prerequisites for the development of the property on the former Gkono military base has been completed. GAIAOSE, by implementing a structured 3-year maturation and development plan for a complex real estate portfolio, aims to actively contribute to regional development and, more broadly, to the national economy.”

The HRADF's Chief Strategy Officer and head of the Strategic Contracts Unit, Panagiotis Stamoulidis, emphasized after the completion of the expression of interest stage: “Methodically and effectively, the Strategic Contracts Unit of HRADF is executing the tender process for yet another critical investment, which will serve as a development driver for Thessaloniki and the entire Northern Greece. In the coming years, the former Gkono Military Base will transform into an innovative logistics center, providing substantial benefits for the intermodal transport sector. Together with the Business Park in Fyli, for which the tender is being conducted by PPF, Greece will take a decisive step toward establishing itself as a logistics hub in the Balkans, boosting the competitiveness of the Greek economy.”
