EFKA: Auction announced for property on Kriezotou Street in central Athens

The e-EFKA (Unified Social Security Fund) has announced a sealed-bid tender for the lease of a 490.35 sq.m. plot located at 8–10 Kriezotou Street in Athens, with the purpose of constructing a new building on the site.

The plot, currently operating as an open-air parking lot under lease until July 7, 2025, is located in an area designated as an Urban Planning Center and lies within an approved city planning zone.

The new tenant will be required to invest at least €4,000,000 at their own expense, without any offset against rent. The lease will run for 30 years, starting from the handover of the property. A minimum monthly rent of €65,000, plus a 3.6% digital levy, is set, with annual adjustments based on the Consumer Price Index increased by 10%.

No rent will be paid during the first two years due to construction works. In the third and fourth lease years, 65% of the rent will be paid, 85% in the fifth year, and 100% from the sixth year onward.

Right of first refusal is granted to the company currently leasing property at 7–9 Zalokosta Street—LAMPSA S.A., operator of the Athens Capital Suites – MGallery Collection boutique hotel at Syntagma. The company may acquire the property by matching the highest bid.

The deadline for expressions of interest is June 25, 2025.
