e-EFKA is proceeding with the utilization of the preserved property that used to IKA's premises at 64 Piraeus Street, announcing a relevant tender for the property's rental.

It is an 8-storey building with a total area of 17,190.98 sq.m., that spans in an entire building block (Piraeus, Akadimou, Agesilao, and Millerou) and has underground spaces of about 3800 sq.m. The property is close to the Metro stations of Kerameikos (865m), Metaxourgeio (560m), Omonia (700m) and Thisio (500m).

The Contractor, in addition to the monthly rent, will have to engage in renovation works at his own expense of at least €10,300,000.

It should be noted that due to the characterization of the building as a monument, the facades cannot be replaced, but only restored to their original form.

The duration of the lease is for 20 years and can be extended for another 5 years after the relevant agreement of both parties.

The minimum monthly rent – monthly rent at the start of the competition, is set at €115,000, which will start to be paid from the fourth year onwards due to the implementation of the investment program. The rent is increased annually by a percentage equal to the increase in the Consumer Price Index (CPI) of the previous year, as published by the Greek Statistical Authority, which in no case can be less than 1.5%.

The tender will be awarded to the participant who submits the highest financial offer.

The tender will take place on May 17, 2023 at the e-EFKA offices.
