Green Court D in Bucharest enters construction phase

The business complex has achieved a 30% pre-lease. It will deliver 16,500 sq.m. of modern office space.

Globalworth Romania has initiated the development of the fourth building of the Green Court D business complex in Bucharest.

The project located in the Aurel Vlaicu area is currently at a preliminary stage of construction, with perimeter fencing and basement excavation underway, and completion scheduled for 2027.

According to the company’s announcement, the new office building will offer 16,500 sq.m. of modern workspace across a ground floor and 11 upper floors, as well as three underground parking levels. A pre-lease of 30% has already been secured, reflecting strong demand for high-quality commercial real estate in the area.

Ema Iftimie, Managing Director of Globalworth Romania, stated: “Our new project, Green Court D, combines cutting-edge technology and sustainable solutions with sophisticated and comfortable spaces, reinforcing Globalworth’s position as the largest business community in Romania.”

The building incorporates a comprehensive suite of energy-efficient technologies, including a geothermal system with 19 wells of 125 meters depth, heat pumps, air-cooled chillers using environmentally friendly refrigerants, and central HVAC units with heat recovery. Additionally, it will feature a 168 kWp photovoltaic installation, full LED lighting, and fan coils with EC motors, further enhancing energy efficiency.

Green Court D is targeting LEED Platinum certification, as well as WELL Health & Safety and Access4you certifications, underscoring the company’s commitment to sustainable development and the enhancement of user experience. In the first half of 2025, Globalworth Romania invested approximately €20 million in upgrades to its existing portfolio, aiming to improve energy efficiency and reduce emissions.
