More specifically, the number of accommodations in June reached 224,860, compared to 204,578 a year ago, while the year was "footy" with approximately 190,000 accommodations in January. A similar picture in the number of beds where in the period January-May 2024 there is a progressive increase in the total number of beds compared to the figures of 2023. The increase amounts to an average of 90 thousand and the total number of beds offered approached 1 million in June and is expected to surpass it in July.
Shorterm rentals
The booking window analysis (referring to rentals for less than 28 nights) for short-term rentals showed a trend for more early booking in Q1 2024 compared to Q1 2023 and less early booking in Q2 Q2 2024 compared to Q2 2023.
Specifically, in January, the booking window increased to 40 days from 27 days in January 2023, recording an increase of +49.4%. In February the booking window reaches 49 days, showing an increase of +107.5% from 24 days.
In March, the booking window reached 35 days, an increase of +7.6% compared to the 32 days of the previous year. In April the booking window amounts to 39 days, recording a decrease of -7.4% from the 42 days of April 2023. In May, the booking window was 46 days, recording a decrease of -13.3%. Finally, in June the booking window was formed at 57 days against 60, marking a decrease of -5.0%.
The analysis of accommodation occupancy for the first quarter of 2024 shows a stability compared to the first quarter of 2023 despite the increase in the supply of accommodation and beds. This suggests an increase in demand alongside supply which is reflected in Q2 2024 where accommodation occupancy is higher compared to Q2 2023.
In January in particular, occupancy was maintained at 12%, repeating the same performance as the corresponding month of the previous year. In February, there is a decrease in occupancy to 10% (against 13%), while in March the occupancy is 16% (against 15%). In April, occupancy stood at 23% (versus 24%) while in May it rose to 30% (versus 26%). Finally, in June occupancy increased to 40% compared to 38% in June 2023.
The average length of overnight stay in the period January-June 2024, compared to the corresponding one in 2023, saw an increase only in the first two months, while it recorded a decrease in the rest.
In particular, in January 2024, the average length of stay rose to 3.5 nights (+6.8%), in February it rose to 3.7 nights (+32.6%). From March, a downward trend begins with 3.5 nights in March (-1.5%), 3.8 nights in April, 3.5 nights in May (-10.0%) and finally, in June the decrease was 3.8 overnight stays (-5.0%).
