Nationwide overview of housing rental prices

The increased demand is driving a new rise in prices, according to data collected by RE/MAX Hellas.

According to RE/MAX Hellas, residential rental prices across the country in 2025 have increased by an average of 4.3% compared to 2024.

This upward trend is associated with increased demand for residential properties—particularly high-quality units—combined with their limited availability. The most significant rental price increases are observed in regional areas, while more moderate upward trends are recorded in Athens and Thessaloniki.

According to data collected from residential leases conducted through the RE/MAX Hellas real estate network—comprising 88 offices and more than 1,200 real estate consultants across the country—the largest average increase in residential rental prices was observed in regional Greece, with a year-on-year rise of 5.3%. In comparison, rental prices in Attica increased by 4.5% on average, while Thessaloniki saw a more modest average increase of 3.1%.

Attica

In greater detail, within the Municipality of Athens, the average rental price stands at €9.3 per square meter. Notably, the highest average rental price is recorded in Kolonaki, at €14/sq.m., which is also the highest in the entire Attica region.

The lowest average rents, based on RE/MAX Hellas data, are found in Kypseli (€7/sq.m.), Patissia and Vyronas (€7.2/sq.m.), and Kaisariani (€8.2/sq.m.). Average rents exceeding €9/sq.m. are observed in Ampelokipoi (€9.1), Zografou (€9.4), Koukaki (€9.5), Exarchia (€9.6), Neos Kosmos (€9.8), Hilton area (€10), and Lycabettus (€12).

In South Athens, rental prices remain elevated, averaging €10.7/sq.m., with a year-on-year increase of 5.5%. Lower rental prices are recorded in Argyroupoli (€8.6), Kallithea (€9.3), Nea Smyrni (€9.9), and Palaio Faliro (€10), while average rents exceed €11/sq.m. in Elliniko (€11), Alimos (€11.3), and in Voula, Varkiza, and Vari (€12)

In North Athens, the average rent is €10/sq.m., with the lowest prices observed in Dionysos (€8), Galatsi (€8.6), Agia Paraskevi (€8.8), Ekali (€9), Cholargos (€9.3), Chalandri (€9.8), and Maroussi (€10). Above the regional average, rents are seen in Papagou (€10.3), Vrilissia (€10.5), Kifissia (€10.7), Neo Psychiko (€11), and Palaio Psychiko and Filothei (€12).

In West Athens, rental rates are significantly lower, averaging €7/sq.m.. Specifically, Agia Varvara records the lowest average rent (€5.8), followed by Chaidari (€6.5), Peristeri (€6.6), Aigaleo (€6.7), Nea Ionia (€7.9), and Neo Heraklion (€8.6).

In Piraeus and surrounding areas, the average rent in 2025 stands at €7.5/sq.m. The lowest averages are found in Keratsini (€5.3), Korydallos (€5.4), Perama (€5.6), and Kaminia (€5.7), while the highest rents are recorded in Piraiki (€9.4), Kastella and Pasalimani (€9.5), Piraeus city center (€9.7), and Neo Faliro (€9.8).

Overall, the average rental price for Attica is calculated at €8.9/sq.m.

Thessaloniki

According to RE/MAX Hellas data, the Municipality of Thessaloniki continues to lead in terms of rental pricing, with an average of €9.3/sq.m. In the northern suburbs, the average rent stands at €7.4, while in the eastern and western suburbs, it is €7.2 and €5.8, respectively. Across the entire Thessaloniki region, the average rent is €7.4/sq.m., with the highest recorded average being in the Old Seafront (Palia Paralia), reaching €14/sq.m.

Within the Municipality, the lowest rents are recorded in the 40 Ekklisies area (€7.8), followed by Triandria (€8), Toumba and Charilaou (€8.2), and Faliro (€8.3). Higher average rents are seen, in addition to the Old Seafront, in Ano Poli (€9.4), New Seafront (€9.5), and the Historic Center (€11).

In Western Thessaloniki, the lowest rents are observed in Eleftherio–Kordelio (€5), Stavroupoli (€5.2), Ilioupoli (€5.5), Polichni, and Oraiokastro (€5.9). In Ampelokipoi and Efkarpia, the average stands at €6, while Evosmos and Neapoli see higher rents at €6.4/sq.m.

In Eastern Thessaloniki, the highest prices are found in Karabournaki (€9.5), Kalamaria (€8.6), and Panorama (€8.5), while the lowest are seen in Epanomi (€4), Nea Michaniona (€4.6), Peraia (€6.5), and Thermi (€7).

Rest of Greece

In regional Greece, the strongest rental price increases were observed, with the average rental price reaching €7.5/sq.m. Notably, this figure is higher than in Thessaloniki but lower than in Athens.

Regions where the average rent remains below €7.5 include Thasos (€4.7), Pyrgos (€4.8), Argos, Karditsa, and Igoumenitsa (€5.2), Katerini and Lemnos (€5.5), Kavala (€5.8), Serres (€6), Ioannina (€6.2), and Alexandroupoli (€6.7).

Conversely, the highest average rental prices are observed in Santorini (€13), Mykonos, Paros, and Naxos (€12), as well as Rethymno (€10.9), according to RE/MAX Hellas.
