New build property prices break €3,000 threshold across Greece

What the RE/MAX Greece survey revealed, based on insights from over 1,200 real estate consultants across the country.

According to data released by RE/MAX Greece, the real estate market in the country grew at an annual rate of 6.1% for newly built properties (up to five years old) and 6.8% for older properties.

As it states, based on its network of 86 offices and more than 1,200 real estate consultants across the country, the upward trend in prices continued in 2024. The average price for newly built properties (up to 5 years old) in 2024 slightly exceeded €3,000 per sq.m., and €2,000 per sq.m. for older properties — not only in major urban centers but also in popular tourist areas — as demand remained strong and supply limited.

With the overall state of the Greek economy showing improvement and citizens seeking stable investment options, real estate continued to be a safe "haven" for Greeks, whether for owner-occupation or investment.

A key role in strengthening the market is also played by the steadily growing presence of foreign investors. Whether they are interested in acquiring a vacation home, investing in view of retirement, or for purely business purposes, Greek real estate is increasingly emerging as an attractive destination.

This interest now extends to new, less publicized areas of the country, and is not only due to the charm of the Greek landscape and lifestyle but also the competitive property prices and investment incentives such as the Golden Visa program, which makes Greece particularly attractive for investments.

Within this general context, a detailed breakdown of trends by geographic region is of interest.


Attica

In the region of Attica, based on data from RE/MAX Greece property transactions, an average price increase of 6.5% was recorded for older properties (over five years old). Similarly, the average increase for newly built properties (up to five years old) was 6%. The average price per sq.m. in Attica for new properties stands at €3,706, while for older ones it is €2,460.

Specifically, in central Athens, there was a 6.3% increase in prices for properties over five years old, with the average sale price reaching €2,443 per sq.m. Notably, the highest price changes for these properties occurred in Neos Kosmos and Koukaki. For newly built properties (up to five years), there was a 5.7% increase, with the average sale price reaching €3,633 per sq.m. The upward trend was due to price increases across all central areas, with the largest seen in Kypseli and Zografou.

In the Northern Suburbs of Athens, both new and older properties saw price increases compared to 2023. For new properties, the average increase was 6.6%, while older ones increased by 4.5%. The resulting average prices were €4,691 and €3,039 per sq.m. respectively. The highest increases for new properties were observed in Chalandri and Vrilissia, and for older properties in Chalandri.

Southern Suburbs also recorded high prices. Older properties saw an average price increase of 8.7%, reaching €2,995 per sq.m., with the largest increases in Elliniko and Nea Smyrni. For newly built properties, the average price reached €4,550 per sq.m., with an average increase of 6.9%. The greatest rise in prices was seen in Alimos and Kallithea.

In the Western Suburbs, the average price for new properties reached €2,887 per sq.m., up 7.9% compared to 2023. For older properties, the average price rose 7.4% to €1,678 per sq.m. The biggest increases were observed in Egaleo and Peristeri.

In Piraeus and surrounding areas, the average price for newly built properties was €3,476 per sq.m., and €2,570 for older properties — increases of 5.2% and 3.2%, respectively. The highest increases for new properties were in Nikaia and Piraeus, while for older ones they were in Piraeus and Neo Faliro.

In the rest of Attica, older properties saw a 10.1% increase, with an average price of €2,037 per sq.m. In contrast, new properties averaged €3,000 per sq.m., showing a 3.4% increase.

Based on all the above, in the Northern and Western Suburbs and in Piraeus, prices for newly built properties increased more significantly compared to older ones, relative to 2023.


Thessaloniki

Similar trends were recorded in Thessaloniki, the country’s second-largest city, with significant regional variations. According to RE/MAX Greece data, the average sale price for newly built properties in the Thessaloniki region reached €2,597 per sq.m., showing a 6.1% increase. For older properties, the average price reached €1,798 per sq.m., a 6.4% increase compared to 2023. Except for the western side of the city, in all other areas, the largest increases occurred in properties older than five years.

In central Thessaloniki, older properties saw a 4.6% price increase, reaching an average of €2,645 per sq.m., with the most significant rises in Toumba and Charilaou. Newly built properties increased by 3.2%, reaching €3,635 per sq.m., with the biggest increases in the Faliro area.

In Eastern Thessaloniki, the average price for new properties rose by 7.1% to €2,736 per sq.m., with the highest increases in central Kalamaria and Karabournaki. For older properties, the average price was €1,785 per sq.m., 9.1% higher than the previous year, with the biggest increases in Kifisia and Karabournaki.

In the Northern part of the city, the average sale price for new properties was €2,000 per sq.m., while older ones reached €1,500 per sq.m., increases of 8.1% and 9.1% respectively.

Conversely, in Western Thessaloniki, a greater increase was observed in the prices of new properties. The average increase was 8% compared to 2023, with the average price reaching €2,016 per sq.m., and Stavroupoli and Polichni leading the increases. For properties older than five years, the average increase was 3.4%, reaching €1,260 per sq.m., with the highest increases in Menemeni and Eleftherio-Kordelio.


Rest of Greece

In the rest of Greece, based on RE/MAX Greece data, significant increases were also observed for both new and older properties. Specifically, the average price for older properties was €1,759 per sq.m., and €2,723 per sq.m. for properties up to five years old — increases of 7.6% and 6.3% respectively.
