The hotel located in Althea, Agia Marina, once completed, will be incorporated into the portfolio of ELLA Resorts, the hospitality platform that constitutes the hotel arm of HIG.
The project, also known as the “Junta Hotel,” began construction in the 1970s on a 64.7-stremma site along the Athens–Sounio coastal avenue and originally comprised a main building and two rows of bungalows.
The current project owner is the single-member public limited company under the name “HELIOS 2 Holdings S.A.” Completion of the project requires finishing and renovation works on the existing buildings, as well as additional landscaping and configuration of the surrounding outdoor areas.
The complex will include an underground Wastewater Treatment Plant (WWTP), which will process the domestic wastewater generated by the operation of the hotel complex. In addition, the installation and operation of an energy system for heating and/or cooling through geothermal energy is planned.
The property consists of three sections, A, B, and C. Section A is located south of Athens–Sounio Avenue, while Sections B and C are situated to the north and are separated by the rural Kekropos Road. Sections A and C are entirely outside the urban plan, as is the majority of Section B, with only small parts of it falling within the urban plan. In any case, all building facilities are located outside the urban planning zone.
Sections B and C will be connected by a bridge approximately 20 meters in length and 5 meters in width, which is included in the present study as an auxiliary service project for the hotel. In Section C, the bridge will lead via a shared elevator and staircase to the underground passage area connecting to Section A and the coastline. The underground passage connecting Sections A and C, as provided for in the relevant approved study, is not included in the present study and will be examined separately for licensing as an auxiliary road project of Sounio Avenue.
The hotel complex will feature 339 rooms with a total capacity of 805 beds, as well as dining facilities and swimming pools in both private rooms and shared areas.
The surrounding area will be appropriately landscaped with plantings and parking spaces. The green areas of the hotel complex will be irrigated using treated wastewater from the underground WWTP, ensuring rational and environmentally sustainable disposal of the treated liquid waste produced by the facility.
The hotel complex will be supplied with water from the local water supply network. In addition, the necessary infrastructure works will be constructed, including vehicle entry and exit points, the internal road network, and connections between the three plots of the hotel complex.
Furthermore, for the movement of persons with disabilities (PWD), a shared elevator and a shared staircase will be constructed, providing access from sidewalk level to the level of the underground passage.
For access of club carts from Plot C to Plot A, an open descending ramp is planned, leading to the level of the underground passage.
The hotel will be classified as a five-star property, operating continuously on a year-round basis, from 1 January to 31 December.

Schedule – Progress of Works
Initially, a complete restoration of damage caused by aging will be carried out on the load-bearing structure, along with structural reinforcement, in accordance with the results of the structural study to be implemented.
Subsequently, internal and external masonry works will be completed, and the room layouts will be configured to meet the requirements of the Building Regulation and the technical specifications applicable to five-star hotels.
It is estimated that the hotel construction works will last approximately 18 months.
