Spitogatos: rental prices for student housing on an upward trajectory

How average asking rents are shaped in Greece’s university towns.

The search period for student housing in Greece’s major cities, as well as in university towns across the provinces, has already commenced following the announcement of the Panhellenic exam results. This early start is driven by increased demand relative to the limited availability of housing options.

Spitogatos insights reports increase in average asking rents for student housing across major university cities in Greece.

During the second quarter of 2025, the Greek real estate market recorded a 7.2% increase in asking rents nationwide. Similarly, the average asking rent (AAR) for student housing rose by 7.4% across the country.

Attica Region
The average asking rent for student housing in Attica increased by 5.4% compared to the same period in 2024. The lowest AAR per square meter among popular student neighborhoods in Athens was recorded in Nikaia, in the Piraeus suburbs, at €9.0/sqm. A typical student apartment under 65 sqm in Nikaia commands a monthly rent of approximately €500. Higher asking rents were observed in traditionally upscale areas such as Mets-Kallimarmaro, Koukaki-Makrygianni, and Kolonaki-Lykavittos, where prices range between €13 and €16.5 per square meter. In Zografou, Athens’ main student district due to its proximity to university campuses, a student apartment under 65 sqm has an average asking rent of €534.

Studio apartments remain particularly popular among students due to their compact size and affordability. For example, studios near the Athens University of Economics and Business in the Patissia-Acharne and Kypseli neighborhoods have average asking rents of €405 and €400, respectively. In areas closer to the university campuses, studios in Zografou and Ilisia have average asking rents of €455 and €480, respectively. Additionally, studios in central Piraeus, serving students of the University of Piraeus, and in Kallithea both have an average asking rent of approximately €450.

Regarding supply distribution within Attica, the Municipality of Athens accounts for 39% of the available student housing stock, followed by the Southern and Northern Suburbs. Piraeus and its suburbs represent just 11% of the available student rental properties. The Municipality of Athens leads in stock for apartments under 65 sqm and studios, followed by the Southern and Northern Suburbs. In contrast, the supply of smaller student housing units is relatively limited in Western Attica and Piraeus.

Thessaloniki
Thessaloniki experienced a notable increase of 10.9% in the average asking rent for student housing in Q2 2025 compared to the same period last year. The lowest rents were observed in Stavroupoli and Evosmos, while the highest average asking rents were found in the 40 Ekklisies-Evangelistria area and Thessaloniki’s city center.

Other University Cities
Most student cities across Greece registered rent increases in Q2 2025 versus Q2 2024. The most affordable average asking rents were found in Drama, Lamia, and Kastoria, while the highest rents were recorded in regions with strong seasonal tourism, such as Chania, Corfu, and Rethymno. Significant rent increases were also seen in Florina, Sparta, and Chania.

Student Housing Search Trends
Despite the rising asking rents, prospective tenants—students and their families—are seeking student housing at average price points of €500 in central Athens and the Southern Suburbs, €400 in the Northern Suburbs, and €450 in the Western Suburbs. In Thessaloniki, the average sought rent is €414 within the city and €356 in the suburbs. In other parts of Greece with strong summer tourism, such as Chania, Corfu, Lesvos, and Messinia, search prices are also trending upwards.
