Strong performance for short-term rentals in the first nine months of 2025

The number of short-term rental accommodations showed continued growth from January to September 2025 compared to the same period in 2024, reinforcing the positive trend that began in 2023 and gained momentum throughout 2024.

According to INSETE data, the first quarter of 2025 began particularly strong. In January, 213,000 accommodations were recorded, up by 23,000 compared to 190,000 in January 2024. February saw 216,000 accommodations, an increase of 20,000 from 196,000 the previous year, while March reached 222,000, up 18,000 from 204,000 in March 2024. The second quarter continued with a steady positive pace. In April, accommodations rose to 228,000, up 16,000 compared to April 2024. May recorded 236,000, an increase of 18,000 from 218,000, and June reached 242,000, up 17,000 from 225,000 in June 2024. The third quarter maintained this upward trend. In July, available accommodations reached 246,000, exceeding July 2024 by 14,000. August hit a new record of 247,000, up 14,000 from 233,000, while September saw a slight decrease to 245,000, still 13,000 higher than September 2024.

The increase in available short-term rental beds remained strong in Q3 2025, continuing the growth trend from the previous year. In Q1, January recorded 947,000 beds, up 102,000 from 845,000 in January 2024. February reached 961,000, an increase of 84,000 from 877,000, and March climbed to 981,000, up 76,000 from 907,000. The second quarter saw further growth. April recorded 1,008,000 beds, up 73,000 from 935,000, May reached 1,038,000, up 76,000 from 962,000, and June 1,061,000, up 70,000 from 991,000. The third quarter reached successive record highs. July had 1,078,000 beds, up 57,000 from 1,021,000, August peaked at 1,081,000, up 58,000 from 1,023,000, and September slightly declined to 1,075,000, still 56,000 higher than 1,019,000 in September 2024. According to INSETE, the overall 2025 trajectory confirms the continuous expansion of capacity, with the 1 million bed threshold consistently maintained from April onward—a performance unprecedented in 2019-2025.

Analysis of accommodation occupancy for 2025 shows generally stable levels with minor fluctuations, despite the significant increase in available accommodations and beds throughout the year. The first quarter showed a positive trend. In January, occupancy reached 14%, up 2 percentage points compared to 12% in January 2024. February rose to 15%, compared with 10% in the same month of 2024, confirming a strong start to the year. In March, occupancy remained at 17%, similar to 2024, indicating a stabilization of demand. The second quarter saw slight variations. In April, occupancy reached 26%, up from 23% in April 2024. May recorded a minor decrease to 28%, compared with 30% in May 2024, while June stabilized at 40%, matching June 2024. The third quarter, marking the peak of the summer season, remained stable. July occupancy was 51%, equal to July 2024. August registered 58%, slightly lower than the 59% of August 2024, and September remained steady at 45%, the same as September 2024. Overall, 2025 demonstrates that occupancy remains stable and resilient, reinforcing the positive trend established since 2023 and consolidating the position of short-term rentals in Greece.

The average length of stay in short-term rental accommodations in the first quarter of 2025 generally decreased compared to the same period in 2024, continuing the mild downward trend observed at the end of the previous year. In January, the average stay was 3.1 nights, down 3.1% from 3.2 nights in 2024. February recorded 3.2 nights, a decline of 11.1% from 3.6 nights in February 2024, and March reached 3.4 nights, down 2.9% from 3.5 nights in March 2024. The second quarter showed stabilization in April and mild recovery in May and June. April recorded 3.7 nights, the same as April 2024. May showed an increase to 3.6 nights, up 5.9% from 3.4 in May 2024, while June reached 3.8 nights, an increase of 2.7% compared to 3.7 nights in June 2024. The third quarter maintained this positive momentum, confirming the stabilization of the average length of stay at high levels seen over the past two years. In July, the average stay was 4.1 nights, equal to July 2024. August recorded 4.2 nights, up 2.4% from 4.1 nights in August 2024, marking the highest value for the period, while September reached 3.8 nights, remaining the same as September 2024.
