The €2.5B investment that transformed Hamburg's HafenCity

Unibail-Rodamco-Westfield has officially opened the retail section of Westfield Hamburg-Überseequartier, marking a significant milestone in the transformation of the waterfront area of Hamburg's HafenCity.

The shopping center has a total retail space of 94,000 square meters and an occupancy rate of 95%. It includes 170 retail, dining, and entertainment outlets, including more than 40 food spots and ten Kinopolis movie theaters.

The brand-new Westfield Hamburg-Überseequartier is expected to attract 16.2 million visitors annually to HafenCity. The total development, covering 419,000 square meters, serves a broader region with approximately 3.5 million residents.

The French real estate and investment company Unibail-Rodamco-Westfield (URW), which has invested approximately €2.446 billion in the project, believes that the development will significantly boost the local economy and tourism.

The mixed-use development also includes three Accor hotels and 579 apartments. Additionally, the HafenCity Cruise Center is being constructed in the southern part of the Überseequartier and will feature two docks for ships with a capacity of up to 1,800 passengers. Hamburg is a top cruise destination, with a record of 1.3 million passengers in 2024, surpassing the 100,000 mark set in 2023.

Architects from all over Europe have participated in the complex of 14 buildings. The master plan was prepared by HPP International in Düsseldorf, while ATP Asymetria in Krakow coordinated all the projects. The two Luv & Lee Towers, with 19,656 m² of space across 13 floors, were designed by the Dutch architectural firm UNStudio. The 73-meter-high Skysail office building, with space for 1,650 workstations, was designed by French architect Christian de Portzamparc, while the spectacular glass and steel roof, consisting of nearly 8,600 pieces supported by 34 columns, was designed by Werner Sobek from Stuttgart.

This development represents a significant addition to URW's portfolio of premium retail destinations and enhances the expansion of the Westfield brand across Europe.

As a waterfront mixed-use district within the renowned HafenCity development in Hamburg, the project combines elements of retail, dining, entertainment, residential, office, and hospitality, with the retail opening representing the first major phase of the overall development to welcome the public.
