The Municipality of Amsterdam has selected the real estate development company VORM for the construction of a distinctive residential tower at Buikslotermeerplein, located in the heart of Amsterdam-North.

The project, named “Hartje Noord” (“The Heart of the North”), will feature approximately 110 rental residences, a distinctive pink façade, and a rooftop garden, contributing significantly to the urban revitalization of the area.

This development will complement the existing Warderschip building by preserving architectural elements such as the characteristic arches while introducing modern lines and bold design. The ground and first floors will accommodate dining venues and community activity spaces, fostering a vibrant atmosphere and strengthening the area’s role as a green and dynamic urban center.

VORM was selected as the winner of the competition due to its high scores across four key criteria:

  • Quality of space and design
  • Sustainability
  • Appropriate residential unit sizes
  • Community involvement in design and construction

The proposal stood out for its use of recycled materials, commitment to energy-neutral construction, and close collaboration with local residents, who will actively contribute to the design of the rooftop garden. Additionally, the company will acquire the first two floors of the existing municipal building for renovation and integration into the new development.

Construction is scheduled to commence by late 2027, following the completion of the environmental permitting process.
