Rents for student housing modestly changed versus a year ago

Two main counterbalancing forces are currently affecting property asking prices.

Modest changes in asking prices for student housing across Greece were observed, according to the new research unveiled by Spitogatos. The research reflects the opposing parameters that are currently shaping the market.

According to Spitogatos, one core parameter that is weighing is having the students back in universities' premises -following the covid restrictions that kept them at home- and the lifelong learning that enhance demand.

On the other hand, the reluctance that prevails regarding whether this decision will be the final one for this academic year, given of the instability brought about by the pandemic.

The average asking price per square meter across the territory is at € 7.6, the cost of student life in large urban centers traditionally remains higher than in the rest of Greece.

In Athens, the highest average asking price is recorded at 9.7 € per sqm, Followed by Thessaloniki with 8.3 € per sqm, While in the rest of Greece it reaches 6.9 € per sqm.

The pandemic seems to have positively affected the available volume of student apartments in most parts of Greece, mainly in relation to 2019, but also previous years. Prior to the pandemic, several areas that were once traditional student dormitories had few student dormitories available, creating significant difficulties for students and their families.

"The stock of available student apartments is at a similar level to last year and quite high compared to 2019, since several apartments that were previously available for tourist rentals, are now available in the market for long-term rental. They are usually renovated and a little more expensive than the more traditional student apartments, however the positive thing is that there are more options for students and the market operates more balanced ", commented Spitogatos CEO, Dimitris Melachrinos.

Athens

A student house in the center of Athens can cost € 11.67 per sqm, In Koukaki € 11.11 per sqm., In Exarchia and Neapoli € 9.62 per sqm. The increase observed in Nea Smyrni of 7% is interesting as it is not a traditionally student area although it is close to large Educational Institutions.

No change compared to the previous year was observed in the requested prices in Zografou (9 € per sqm) Which is always high in the preferences of the students as the closest area to the University Campus.

The lowest asking prices for student houses are noted in the area of ​​Nice where the average price is around 7.14 € per sqm. Although the requested prices in the area recorded an annual increase of 7%.

The table below shows in detail the average asking price per square meter in various areas of Athens, the annual change of asking prices, as well as the average asking prices for apartments up to 65 sqm but also studios in these areas.

Thessaloniki

The average asking price of a student house in Thessaloniki can range from 6.2 € per sqm, in Evosmos and reach up to 9.25 € per sqm, in the Depo area where the highest prices of student housing in the co-capital are recorded.

Rest of the country

The lowest average asking price per square meter was recorded in Sparta with 4.89 € per sqm. A price which did not change compared to last year. Low average asking prices were recorded in the areas of Aigio (5 € / sq.m.), Kastoria (5 € per sqm), Serres (5 € per sqm) And Florina (5 € per sqm) . The highest average asking price in the rest of Greece was observed in Chania with an average price of € 9 per sqm. Finally, the highest increase was recorded in Serres, Trikala and Corinth of 10% in all three areas.
