The first project is "Eyes of Tirana," which involves the development of a multi-story mixed-use building (hotel, serviced apartments, and offices) currently under construction. Designed by Henning Larsen, the tower was completed in 2023 and stands at a height of 135 meters (443 feet), with 31 floors and a ten-story low-rise building. The project is being carried out by the firm ZANETTI Srl. The main tower of the complex features a distinctive architectural volume, dividing the entire structure into four parallel seven-story sections, resembling irregular building blocks. Both main buildings have double façades with aluminum cladding and glass, featuring external shading elements.
Tirana's Rock by MVRDV
Designed by MVRDV, the tower will reach a height of 89 meters (297 feet) upon completion, with 26 floors, and will include residential, commercial, and office spaces. The construction will also be one of the largest buildings in the world to function as a massive sculpture. In this case, it will depict the bust of Gjergj Kastrioti (also known as Skanderbeg), one of the key historical figures of medieval Albania. The project is being carried out by ALCA.
Book Building by 51N4E
The third project is the "Book Building," a multi-story mixed-use building designed by 51N4E. Completed in 2024, it stands at a height of 77 meters (253 feet), is divided into 21 floors, and features residential units, commercial spaces, and offices. The building will be part of a newly constructed complex that will revolve around Skenderbeg Square. Its nickname, "Book Building," stems from its volumetric mass, which resembles a thick book filled with bookmarks.
