Building Coefficient Reception Zones are the Zones where it will be allowed to carry out the Transfer of the Building Coefficient (MDP) to beneficial properties, in specific areas within the urban space (within approved street plans, within Local Urban Plans, General Urban Plans, approved regulatory plans, approved residential plans). etc.), as well as outside the historic centers of cities, boundaries of historic sites, traditional settlements, archaeological sites or areas in which special building conditions have been imposed.
Through the Building Coefficient Reception Zones will be made possible:
- Utilization of the excess building factor available to the owners of the listed buildings
- The creation of common areas in densely populated cities at low cost
- The release of the owners of expropriated plots or plots of land that are subject to restrictions due to their special characteristics (eg historic centers), as well as in the end
- The strengthening of the construction activity.
The Zones are essentially areas in which the possibility of increasing the construction will be given, after a Strategic Environmental Assessment and under specific conditions such as e.g. the existence of important networks of infrastructure, highways, the development of motorway networks, the connection with the means of fixed orbit. Larger buildings can be constructed in them or the uses and activities can be intensified. For example, the aforementioned intervention can be achieved in organized receptions, such as industrial and business parks.
The definition and operation of Building Coefficient Reception Zones is a very environmentally friendly urban tool as it saves valuable resources in networks and infrastructure, because it strengthens the construction in the existing built environment and achieves the principle of a cohesive city.
