13 e-EFKA properties set for utilization

e-EFKA has initiated the process for the utilization of 13 properties. The social security organization has launched a tender for the appointment of a consultant to conduct assessments and develop strategies for the optimal use of these properties, most of which are located in central Athens and Piraeus.

The total value of the contract is €15,270 plus VAT, with the award criterion being the most economically advantageous offer based on price.

Specifically, the properties included in the tender are as follows:

  • Eight-story building at 65-67 Sokratus Street, Athens, with a total area of 10,247.01 m², available for long-term lease. For this building, constructed in 1961 and located in the Omonia Square area, e-EFKA requests a study that includes two alternative usage scenarios, one of which must be a hotel or tourist accommodation.

  • Four-story listed building at 26 Iouliannou Street, Athens, with a total area of 2,074.60 m². For this building, constructed in 1934, e-EFKA requests two alternative scenarios, and also requests an assessment of: i) the rental value of the property in its current condition, ii) the renovation cost to make it functional, and iii) the rental value of the renovated property and its market/commercial value.

  • Seven-story building at 53 Sokratus Street, Athens, with a total area of 6,878.37 m². The building, which consists of a basement, ground floor, and seven floors, is located at the intersection of Sokratus 53 and Zinonou streets. It is listed as a protected monument due to its architectural and typological significance. A study is required that includes two alternative usage scenarios, one of which must be a hotel or tourist accommodation.

  • Three-story building at 58 Stadiou Street, Athens, with a total area of 3,105.00 m². The property is listed as a protected building and is a prominent example of 19th-century Athenian neoclassical architecture. e-EFKA requests a study detailing two alternative usage scenarios, one of which must be a hotel or tourist accommodation.

  • Five-story building at 41 Stadiou Street, Athens, previously housing the “FOKAS” store, with a total mixed area of 8,453.08 m².

  • Three-story listed building at 7 Axarlian Street, Athens, consisting of two sections built in 1903 (872.30 m²) and 1936 (607.67 m²).

Piraeus

  • Eight-story building at 4 Ludovikou Street (currently Kasimati), Piraeus, located opposite the ISAP Athens – Piraeus railway station. Built in 1972, the ground floor is rented and houses a commercial store.

  • Hotel at 64 Omiridou Skilitsi, Piraeus, a six-story building with a total area of 9,370.87 m², currently leased to the Estia Naftikon N.P.I.D. (Nautical Pension Fund).

Apartments in Athens and Thessaloniki

  • Office on the 5th floor at 2 Ermou Street, Athens, with an area of 522.40 m², located in a multi-story building constructed in 1961.

  • Apartment on the 3rd floor at 8 Plutarchou Street, Thessaloniki, with an area of 37.53 m², available for lease.

  • Apartment on the 3rd floor at 28 Katouni Street, Thessaloniki, with an area of 376.15 m², which is currently leased to the Ministry of Justice and has been recently renovated. Lease renegotiation is required.

Land in Kifisia and Larissa

  • Plot of land at Asklipiou Street, Larissa, with an area of 2,062.39 m², located at the intersection of Asklipiou and Ipeirou Streets, in the city center of Larissa.

  • Plot of land in Kifisia, with an area of 37,665.80 m², located in the Paleogianni area, in the municipality of Kifisia. The goal is to develop the plot through a public bidding process for uses allowed by the zoning regulations, specifically for recreational and sports facilities (e.g., sports installations, fields, etc.).
