Approval of preliminary restoration studies for the "Allatini Ceramics" industrial complex

The preliminary restoration studies for the buildings of the "Allatini Ceramics" industrial complex, which are designated as monuments, have been approved by the Ministry of Culture.

The property, which encompasses an abandoned industrial complex spanning a total area of 81.2 hectares, located at the southeastern boundary of the Municipality of Thessaloniki, has been transferred to the ownership of the company STANTA, associated with businessman Stavros Andreadis (of the Sani/Ikos Group). This company will undertake the development of the historic property.

Within the property, seven buildings remain, which have been designated as listed monuments. The total area covered by these buildings is approximately 8,800 square meters, with an estimated total built-up area of approximately 10,500 square meters. The external structure of the aforementioned buildings will be preserved as a representation of industrial architecture.

The relevant authorities of the Ministry of Culture have initially determined that the proposed reuse of the listed buildings will not result in any damage to them. Final approvals will be granted at the stage of the definitive restoration plans for the buildings in the complex. These plans will be submitted to the competent authorities of the Ministry of Culture for approval in order to further examine the size, material, and color of the sun protection system, ensuring that it aligns with the facades of the monument.

In particular, the central building must be preserved as a museum of its own history, while the remainder of the buildings must incorporate public or administrative functions of cultural interest.

The First Tall Building in Thessaloniki

For the first time, the provisions of Article 100 of Law 4759/2020 will be applied to this property, allowing for an exceptional increase in the maximum permissible height in the area to 100 meters.

The relevant study has been approved under the condition that the architectural choices for the construction of the planned skyscraper emphasize its character as a landmark, ensuring its recognition throughout the city, while being consistent with the character and preservation requirements of the listed industrial heritage monument, Allatini.

Overall Development in the Area

A large-scale, metropolitan development of up to 32,000 square meters will be realized in the area. This will include residential units, social welfare facilities, cultural establishments, administrative spaces, public gathering areas, conference centers, retail outlets, personal services, office spaces, dining establishments, refreshment areas, entertainment venues, and tourist accommodations.

A portion of the property will be allocated as a land contribution for the creation of a new road network and the widening of existing roads, as well as for the establishment of a significant new public space, which will connect seamlessly with the existing public spaces in the area.
