Cadastral registration process completed for the Land Registry in Serres

Four new municipalities— the Municipality of Amphipolis, the Municipality of Visaltia, the Municipality of Emmanouil Pappas, and the Municipality of Nea Zichni— in the Region of Central Macedonia have joined the operation of the Land Registry, following the completion of the cadastral registration process (Government Gazette 6654 B, 9.12.2024).

With the inclusion of these four municipalities from the Regional Unit of Serres, a total of 322,579 properties and 392,133 rights are now under the operation of the Land Registry.

Specifically, the following municipalities are included in the Cadastre operation:

  • Municipality of Amphipolis
  • Municipality of Visaltia
  • Municipality of Emmanouil Pappas: a) Municipal Unit of Emmanouil Pappas b) Municipal Unit of Strymon (including the Local Communities of Valtotopi, Mesokomi, Monovrysi, Neo Skopos, Paralimni, Pethelino, and Psychiko)
  • Nea Zichni

Key Information for Citizens and Professionals:

  • The submission of applications for the registration of notarial deeds (excluding deeds related to a) distribution, b) exchange, c) modifications of horizontal and vertical properties containing more than one KAEK, and d) establishment of condominiums by sale) is now conducted exclusively through digital platforms.
  • Applications for the registration of documents drawn up by lawyers, particularly concerning the elimination of collateral and pre-notation registrations, must also be submitted digitally.
  • Similarly, the submission of applications for documents prepared by bailiffs, involving legal preliminary service procedures, is required to be done digitally.
  • Applications for extrajudicial corrections (e.g., corrections of manifest errors or those under article 6, paragraph 4 of Law 2664/1998) must be submitted digitally by Lawyers, Notaries, Bailiffs, as well as natural and legal persons.
  • Professionals can now access the cadastral database through digital means for searches.
  • Applications for the issuance of certificates and copies (e.g., copies of cadastral sheets) can only be submitted and received digitally, available 24/7.
  • The protocol for all processes is fully electronic.
  • Physical stamps on certificates and applications are no longer required.
  • Payments are now made either electronically or via POS (Point of Sale systems).
  • Refunds for undue payments are processed through electronic deposits.
  • The operating hours for on-site access to the books and records held by the Branch are standardized across the country, running from 08:30 to 13:30.
