ΕPRA's CEO Dominique Moerenhout returns in Greece for the 16th RED Meeting Point

One of the core advantages of real estate for institutional investors is the long-standing belief in real estate's ability to protect real value during times of higher inflation.

Real estate returns have in fact outpaced inflation in six out of the seven inflationary periods lately, even in a rising interest rate environment. However, towards the end of 2022, uncertainty lurked property markets. Despite the negative climate, all indices of listed properties remained in positive territory even at the beginning of the year and there is certainty that in the second half of the year conditions will further improve.

The flair of optimism is expected to be conveyed by the European Publis Real Estate Association CEO, Dominique Moerenhout who will once again open as keynote speaker the RED magazine's 16th international conference.

In his opening remarks Dominique is expected to address how portfolio construction that offsets the current market risks can be optimised as well as the advantages of listed versus private equity. With regard to financing, Mr. Moerenhout underlined the nessecity of reducing - if possible - of the portfolios leverage, using the green bonds as a useful weapon.

Green bonds acted as a counterweight to developments since 3.6 million sqm of buildings were constructed through bond issues in the last 2 years, reflecting a tangible and measurable impact in terms of climate change mitigation and adaptation. 

As for ESG funds, he believes they those have increased exponentially since the term was coined in 2004 and are now nearly $35 trillion. worldwide, or about a third of all assets under management in the US and Western Europe. There are also benefits, he added, beyond the environment: the projects stimulate economic growth locally and nationally, helping recovery.

The 16 RE+D Meeting Point will be held on May 3 and 4 at the Athens Conservatoire under the auspices of the European Public Real Estate Association (EPRA) and the EBRD.
