Invitation Homes and Starwood close to deal for 2,000 rental homes

Starwood Capital Group is nearing a deal to sell its rental portfolio to Invitation Homes Inc., according to Bloomberg, citing people familiar with the matter.

The deal is expected to produce income for Starwood Real Estate Income Trust. The transaction could include about 2,000 rental homes and the properties could be worth up to $400,000 each, one of the sources told Bloomberg, adding that it has not yet been finalized and may not be completed.

Representatives for both Invitation and Starwood declined to comment for the report.

Starwood is looking to sell the homes it acquired when single-family rental prices were near record highs. The company is selling a small number of homes to Pretium Partners, from which it bought 2,300 properties for more than $1 billion by the end of 2021, Bloomberg reported earlier.
