Piraeus records the highest increases in real estate prices

The biggest increase in the second quarter of the year compared to last year was recorded in Piraeus with +28.90%, while the biggest decrease was in Karditsa with -8.80%.

Prices in the domestic real estate market continue to rise, both for rent and for sale, according to data from the Spitogatos platform.

According to the figures unveiled the average offer price (€/sq.m) in residential properties for the 2nd quarter of 2024 compared to the previous year.

During April-May-June 2024, the average price for houses for sale was highest in the southern suburbs of Athens, at €3750 per square meter and lowest in Kastoria at €566 per square meter.

The biggest increase in this quarter compared to the previous year was recorded in Piraeus with +28.90%, while the biggest decrease in Karditsa with -8.80%. As for rentals, the lowest price is recorded in Kilkis at €3.57/sq.m. and the highest price in Halkidiki with €35.71/sq.m.

Sales prices, based on the ads of property owners, appear to have increased during the period under review, especially in areas with high demand such as the center and Piraeus, while the upward trend continues in the Southern Suburbs and Western Suburbs of Attica.

Nationwide, on the contrary, a significant decrease in prices is recorded in the Prefecture of Viotia with 1,270 euros per sq.m. as an average price (-5.7%), in Grevena with an average price of 688 euros per sq.m. (-1.8%), as in the prefecture of Drama at 714 euros. A clearly greater drop is also recorded in Thesprotia, with an average price of 1,278 euros per sq.m. (-8.6%) in Karditsa, where there is also the largest reduction nationwide with -8.8% and an average price of 663 euros.

At the same time in Lesbos with 1,000 euros per sq.m. average price and -7.7%, while prices in Kozani show a marginal decrease with 650 euros per sq.m. The increase in the Sporades is impressive with +25% and an average price now at 2,250 euros per sq.m.
