Request for adjustments in the building restrictions for plots that span less than 4 acres
POMIDA has adressed a request for the reconstruction of the land plots that span less than four (4) acres to the competent ministers.
According to the Federation official mail "according to par. 1 of article 40 (transitional provisions) of L.4759 / 2020 (Government Gazette 245A published on 9-12-2020, it was determined that on December 9, 2022 the deadline for to submit an application for the issuance of a building permit in plots of less than four (4) acres (4000 sq.m.) which with the current derogations of PD 24/5/1985 (Government Gazette 270 D / 85) were even and buildable (similarly to those that were within the cities and towns' zone and those that faced international, national, provincial, municipal and community roads and abandoned sections of them as well as railways).
However, the fact that the Law 4759/20 was approved coincided in time with the culmination of the pandemic with all the known health consequences that affected the way of operation of YDOM and all services of the country, the revaluation of all building materials, the energy crisis and recent war developments have discouraged most homeowners from applying for building permits.
This practically means that with the expiration of the above deadline, almost all the fields with an area of less than 4 acres will permanently lose their ability to build, and therefore will be completely devalued.
