The latest amendments were published in the Government Gazette and building conditions and restrictions were approved in the "Neighborhood of the Business Center of Vouliagmeni Avenue" and in the "Neighborhood of Agios Kosmas Beach" of Elliniko.

The uses of the category "urban center" of article 4 of p.d. are allowed in the buildable spaces of this area. 59/2018 (A ’114). The percentage of "residential" use can not be less than 10% of the total allowed in the above building area.

The maximum allowed building factor in the total area is set at 0.89 and the maximum allowed building at 675,379.36 sq.m.

This construction does not include the construction of land available for utilities and social reciprocity.

Adequacy: The minimum area of ​​the plots is set at 2,000 sq.m. and their minimum face at 20 m.

Maximum allowed coverage per plot: 40%. Exceptionally, especially for the plots on which buildings will be erected with permitted use "Shopping Center", the coverage is calculated according to the New Building Regulation.

Adequacy: The minimum area of ​​the plots is set at 1,000 sq.m. and their minimum face at 20 m.

Maximum allowed coverage per plot: 40%,

Height of buildings: 11 m.

Volume factor: according to the New Building Regulation.

The area of ​​common and public spaces amounts to 153,945.81 sq.m.

In the area is allowed the construction of a high building of special architectural design with a maximum allowable height of 200 meters above sea level, which is intended to serve as a landmark of the coastal front. In this case, the maximum allowable coverage rate is set at 30%. For the construction of this building, the preparation of a special geotechnical study is required before the issuance of the building permit. The maximum permissible building factor is set at 1.38.

No pavewalk on the seafront

From the investment in Elliniko has been exempted the plan to create a single pedestrian-bicycle path on the sea front and along the entire length of the Athenian Riviera; which was ratified by the Ministries of Finance, Environment and Culture.
