Significant rise in short-term rental declarations in 2024

Last year, a significant increase of 20.6% was observed, with declarations reaching 2.313.8 thousand and rental days totaling 8,193.0 thousand.

According to the latest experimental statistics from ELSTAT on short-term rental activity via digital platforms, the following key trends emerge:

In 2019, a total of 977.3 thousand declarations were submitted, resulting in 3,771.9 thousand rental days. However, in 2020, compared to 2019, both the number of declarations and rental days saw significant declines of 59% and 53.7%, respectively. From 2021 onwards, a steady recovery has been observed, continuing into 2024. By 2024, the number of declarations rose to 2,313.8 thousand, and rental days reached 8,193.0 thousand, marking increases of 20.6% and 14.4%, respectively, compared to 2023.

More specifically, in 2024, compared to 2023, rental days from domestic guests increased by 9.4%, while international guest rental days rose by 15.4%. The average number of rental days per declaration in 2024 stands at 3.5, slightly down from 3.7 in 2023.

Looking at the monthly distribution for 2024, it is clear that 60.8% of rental days occurred between June and October, with the highest increase in August, which alone accounted for 18.8% of the total rental days.

Regionally, based on registrations in the Short-Term Rental Property Registry, the highest concentration of properties is found in the regions of Attica, South Aegean, Crete, and Central Macedonia. In terms of rental days, the largest increases in 2024 compared to 2023 were recorded in Attica (14.4%), Central Macedonia (19.5%), and Crete (9.3%). The regions contributing the most to the total rental days in 2024 were Attica (36%), Central Macedonia (13.8%), and Crete (12.1%).

Notably, foreign guests accounted for the lion’s share of rental days in short-term properties in 2024, representing 84.2% of the total days.
