A Special Spatial Development Plan (SSP) has already been drawn up for the property, in which "mixed use" is defined as the general spatial destination of the property and it is specialized by zone in the development of "Holiday - Tourist Village" and "Tourism - Recreation" uses.
In the zone of the "Holiday - Tourist Village", it is planned to give an area of 4 acres to the Municipality of Thermaikos for the construction of a school unit and, among other things, the creation of a holiday residence, hotels, catering & leisure facilities, sports facilities, rejuvenation centers (spa) and commercial stores.
The investor is obliged to give 50% to the Municipality, as shared and public spaces, which he himself will have completed their construction. These areas, in combination with the forest areas that exist within the zone, could function as an important peri-urban park for the area.
In the "Tourism - Recreation" zone, it is foreseen, among other things, the creation of tourist accommodation, residences, shops, social welfare, sports and cultural facilities, healthcare, catering, entertainment & recreation centers and parking.
With the establishment of the ESCHADA, a building-free zone is ensured along the beach from the shoreline, 30 meters, while it is obvious that the beach zone is out of business.
The property, due to its proximity to Thessaloniki, Halkidiki and important cultural attractions, such as the archaeological site of Vergina, attracts visitors from all over Greece as well as Southeast Europe. In addition, it has easy road access from the Thessaloniki - Nea Michaniona axis and is only 14 km from Macedonia Airport.
The tender process will be conducted in one phase, with a closing date for the submission of tenders on 13 June 2024.
