A quiet but dynamic trend is emerging as more and more Greeks abroad are investing once again in their homeland.

Behind every property purchase lies something deeper: a desire to return to one’s roots. According to Korina Saia, CEO of Premier Realty Greece, there has been a significant increase in interest among Greeks abroad to purchase residences in Greece in recent years. The Greek diaspora is returning not only emotionally but also tangibly, seeking properties that combine quality of life with investment potential.

Why Now?

The Greek real estate market in 2025 is experiencing steady growth, yet prices remain attractive compared to other European cities. According to data from the Bank of Greece, the annual price increase averages 8%, while in specific areas such as the Athenian Riviera and Northern Suburbs, it exceeds 12%, creating substantial prospects for capital appreciation. “This momentum will not last forever,” notes Ms. Saia. “Those investing now not only secure a high-standard home but also gain access to an asset with enduring value.” Additionally, the non-dom tax regime allows tax residents abroad to transfer their tax residence to Greece with a fixed annual tax of €100,000, regardless of the income declared abroad. This regime has already attracted a significant number of investors, retirees, and entrepreneurs.

Where Do Greeks Abroad Invest?

The Athenian Riviera, centered around Vouliagmeni, Voula, and Elliniko, has long been a prime destination for those seeking a coastal lifestyle, discretion, and high-level amenities. Luxury residences, next-generation infrastructure, and smart energy solutions increasingly attract the international Greek community. However, as Ms. Saia points out, the Northern Suburbs—including Kifisia, Politeia, and Ekali—are also gaining prominence. They offer comfort, privacy, access to international schools, and abundant natural surroundings, making them ideal choices for diaspora families planning repatriation or a luxurious second home.

“Acquiring a home in Greece is not just about square meters or returns. It is a return to roots, family, and a quality of life that is hard to find elsewhere,” emphasizes Ms. Saia. She adds, “Having relocated myself from Miami to Athens a few years ago, I deeply understand the needs and concerns of Greeks abroad. We are aware of the challenges of remote transactions and are among the real estate agencies specializing in managing these cases with reliability and a personal approach.” Stability, accessibility, and cultural connection make Greece a country with unique appeal for Greeks overseas. The year 2025 appears to be the ideal time to come home, she concludes.
