The slowdown in the growth of the Hotel Market

The growth of the hotel market has decelerated over the past three years, both in terms of short-term rental accommodations and the addition of new hotel units to the country’s overall capacity.

According to data presented at the annual general meeting of the Hellenic Chamber of Hotels, Konstantina Svinou, President of the Hellenic Institute of Technology, reported that Airbnb-style accommodations have increased by approximately 8,000 units (equating to around 17,000 beds) since the peak year of 2019. In contrast, the addition of new hotel units has been more modest, with only 75 units (31,000 beds) added over the same period.

The rapid growth of Airbnb accommodations, which saw their numbers rise from 7,600 in 2014 to over 150,000 in 2019, appears to have slowed, with no significant increases expected in the coming years. Conversely, the hotel market is experiencing gradual yet steady growth, with approximately 326 new units and 110,000 additional beds added over the past decade.

According to data from the Institute:

  • 24% of all hotels in the country are classified as 5-star or 4-star.
  • Between 2019 and 2023, the number of 5-star hotels increased by 30%.
  • 79% of hotels have a capacity of up to 50 rooms.
  • 61% of hotels operate on a seasonal basis.
  • 52% of hotels are located in island destinations.
