The most expensive suburbs to reside in Athens in 3Q2024

Apartment rental and sale prices continue their upward trend in the third quarter of 2024.

According to real estate platform Spitogatos, the strong demand for student housing, due to the announcement of the bases, but also the start of the academic year, combined with the traditionally strong summer season, which strengthens the demand for housing, led the upward race of the media asking rental and sale prices for homes in the 3rd quarter of 2024.

According to the SPI price index during July-August-September 2024, the average asking prices of residential sales across Greece increased by 6.8% in the third quarter of 2024 compared to the corresponding period in 2023, while average asking rental prices increased by 7.6%.

The "protagonist" of accuracy is the Southern Suburbs of Athens with the average price for houses for sale at €3818 per square meter and the lowest in Kastoria at €588 per square meter.

The biggest increase in this quarter compared to the previous year was recorded in Piraeus with +27.80%, while the biggest decrease in Thesprotia and Lasithi with -7.40%. As for rentals, the lowest price is recorded in Kilkis at €4.17/sq.m. and the highest price in Halkidiki with €30.00/sq.m.

Affordable suburbs

According to spitogatos data, the most affordable areas to buy a house are in the Northern mainland, with Kastoria, Florina Region, Karditsa, Kozani and Drama standing out. As far as renting is concerned, the cheapest areas include Kilkis, Pella, the rest of the Prefecture of Thessaloniki, Imathia and the Prefecture of Fokida.

In Attica, the most expensive areas for buying and renting a residence are Vouliagmeni, Voula, Glyfada, Kolonaki-Lykavittos as well as the Papagou area and Paleo Psychiko.

On the contrary, the most affordable options for renting a residence are found mainly in the Western Suburbs, the Suburbs of Piraeus and the center of Athens. Regarding the housing market, the most economical areas are Agia Varvara, Perama, Acharnes, the Patision-Acharnon area and Patisia, offering opportunities for more affordable housing options.
