Turkey tops Europe in residential property sales

An OECD study reports that almost 1.5 million homes are sold in Turkey each year.

Turkey emerges as a leading force in the European housing market, ranking first among 44 countries and second among the member states of the Organisation for Economic Co-operation and Development (OECD).

According to the latest data released, approximately 1.48 million homes are sold annually in Turkey, placing the country just behind the United States, where 4.06 million home sales were recorded in 2024.

In the European market, the United Kingdom follows with 1.24 million sales, while France records 750,000, Italy approximately 720,000, Spain 715,429, the Netherlands 206,500, Portugal 156,325, and Sweden 164,080 home sales.

These figures highlight the volume and dynamism of the Turkish real estate market, which continues to maintain high demand despite economic pressures and rising interest rates. Neşecan Çekici, President of the Turkish Real Estate Investors Association (GYODER), described the Turkish housing sector as “particularly strong.”

“These figures indicate that real estate in Turkey is not only considered a means of housing but also a tool for savings and investment,” she emphasized.

However, Çekici pointed out that the high transaction volume raises questions about the market’s sustainability and accessibility.

“Rising costs and challenges in accessing financing are shaping buyer behavior. The scale of the sector makes long-term policies essential to maintain a balance between supply and demand,” she noted.

Despite the high number of sales, Çekici highlighted that homeownership rates in Turkey remain relatively low. She called on the government to reconsider the construction of smaller units (studios), strengthen social housing initiatives, and support urban transformation programs to address price pressures and the shortage of affordable housing.
